Folsom
Folsom has a few distinct parts. The Historic District and Natoma Station are the older core, close to Sutter Street and the light rail line. Empire Ranch, The Parkway and Broadstone hold newer homes built from the 1990s onward, and Folsom Ranch south of Highway 50 is where new construction is happening now. The American River Canyon and Los Cerros areas sit on hillsides near the river and lake. Search Folsom listings below, then read on for how the areas differ.

FOLSOM NEIGHBORHOODS
Folsom's areas differ by the era of their homes and by their distance to downtown, the lake and the trails.
Historic District and Natoma Station
The Historic District surrounds Sutter Street, where Gold Rush era buildings now hold shops and restaurants. Natoma Station is an older neighborhood near the light rail line and outlet shopping, with sidewalks and paths for walking.
Empire Ranch and The Parkway
These two areas hold some of Folsom's newer resale homes, mostly built between the late 1990s and the 2010s. Empire Ranch runs between Iron Point Road and Blue Ravine Road, and The Parkway has hillside views and trail access.
Broadstone and Folsom Ranch
Broadstone is a large area with shopping and quick access to Highway 50. Folsom Ranch lies south of the highway, where new neighborhoods have been under construction since about 2019.
American River Canyon, Los Cerros and Willow Creek
These established areas were mostly built from the late 1970s through the 2000s. Many of the streets sit on hillsides, and the homes show a range of architectural styles from those decades.
