FAIR OAKS NEIGHBORHOODS
Fair Oaks is a collection of areas that differ by their distance to the Village, the river and the main roads.
Old Fair Oaks Village
Old Fair Oaks Village is the community's historic center and its gathering place. The Village hosts the annual Chicken Festival each September, and Village Park and the Veterans Memorial Amphitheatre are here. The American River Parkway is about a half mile away.
Fair Oaks Bluffs and the American River
Fair Oaks Bluffs and neighboring Riverside Bluffs sit along the river side of Fair Oaks, where the community meets the American River. Homes here are close to the river and to trails on the American River Parkway, including bike and walking routes.
Phoenix Field and the Madison Avenue Area
Phoenix Field is an established neighborhood of single-family homes, many of them single-story, near Phoenix Park. Madison Avenue and Hazel Avenue are the main roads around it, and Highway 50 is reached from the Sunrise and Hazel exits.
Gum Ranch and the Sunrise Boulevard Corridor
Gum Ranch is a planned community of about 250 homes built by Elliott Homes, with its own four-acre park. Sunrise Boulevard runs north to south through this side of Fair Oaks, and Route 21 buses serve it. Homes near the corridor include a mix of ages and lot sizes.

Downtown Sacramento Drive
Fair Oaks is about 15 miles from downtown Sacramento. Highway 50 and Interstate 80 are the main freeway routes, and the Sunrise Avenue Bridge area can slow at commute hours. Drive times change with traffic.
Bus and Light Rail
SacRT bus Route 21 serves Fair Oaks Village and Sunrise Boulevard. The nearest SacRT Gold Line light rail station is Hazel, just across the river in Rancho Cordova, with a park-and-ride lot. Bus service changes, so check SacRT for current routes.
