ARDEN-ARCADE NEIGHBORHOODS
Arden-Arcade covers about 16 square miles, and its areas differ by the age of their homes, the size of their lots and their distance to the river and the freeways.
Arden Oaks and Arden Park Vista
These neighborhoods sit in the south-central part of Arden-Arcade, near Fair Oaks Boulevard. Mature trees line many streets, and lots are larger than in much of the surrounding area. Homes range from mid-century ranches to larger custom houses. Arden Park has its own neighborhood association and community center.
Wilhaggin and Sierra Oaks
Wilhaggin and Sierra Oaks sit on the American River side of the community, close to the American River Parkway and the Jedediah Smith Memorial Trail. Carmichael is to the east. Wilhaggin is named for James Ben Ali Haggin, who once owned the land. Parts of Sierra Oaks may fall inside the City of Sacramento.
Arden Fair, Point West and Cal Expo
The west side, nearest the city, has Arden Fair mall on Arden Way, the Point West business district and Cal Expo, home of the California State Fair. Business 80 runs alongside. Housing here mixes apartments, condominiums and older single-story homes, all close to shopping and the freeway.
Arden Manor, Arden Town and the Watt Avenue Corridor
Arden Manor is known for 1950s to 1970s ranch homes with attached garages, many updated over the years. Arden Manor Park is at its center. Watt Avenue, Marconi Avenue and Fair Oaks Boulevard are the main routes through this part of the community.

Mid-Century Ranches and Ramblers
Most of Arden-Arcade was built between 1945 and 1965. Single-story ranch homes and ramblers are the common style, typically with three or four bedrooms and an attached garage. Many have been updated, and some keep original details such as fireplaces and tile work.
Atrium and Eichler-Style Homes

Condominiums, Townhomes and Smaller Homes
Arden-Arcade has more multifamily housing than most of the region, including condominiums and townhomes near Arden Fair, Watt Avenue and the Business 80 corridor. These offer a lower-maintenance option close to shopping, light rail and the freeway.

Downtown Sacramento Drive
Downtown Sacramento is about 7 to 8 miles from Arden-Arcade. Business 80, also called the Capital City Freeway, is the main route, with Interstate 80 and US 50 close by. Drive times change with traffic.
Bus and Light Rail
The SacRT Blue Line stops at Watt/I-80 station, at Watt Avenue and Interstate 80 on the community's northern edge. Several SacRT bus routes meet there, including routes 1, 15, 26, 84, 93 and 193 as of October 2026. Riders can check SacRT for current schedules.
City and Community Facts
Arden-Arcade is unincorporated, so Sacramento County and its Board of Supervisors govern it, with a Community Planning Council advising the county. Voters rejected incorporating as a city in November 2010. The area has a Sacramento mailing address.
Work and Employers
Arden Fair mall on Arden Way is one of the largest shopping centers nearby, and Cal Expo hosts the California State Fair. Medical employers on the Arden side include Kaiser Permanente's Morse Avenue campus and Sutter Health's Arden Care Center near Cal Expo.
