CARMICHAEL NEIGHBORHOODS
Carmichael covers about 15 square miles, and its areas differ by the age of their homes and by their distance to Fair Oaks Boulevard and the American River.
Old Carmichael and the Carmichael Colony
Daniel Carmichael developed Carmichael Colony No. 1 in 1909 on about 2,000 acres. It was bounded by Lincoln Avenue, San Juan Avenue, the American River and Fair Oaks Boulevard. Homes in this part of Carmichael include some of the community's oldest, in a mix of styles and lot sizes.
Fair Oaks Boulevard and Carmichael Park
Fair Oaks Boulevard is the main road through Carmichael and leads to Ancil Hoffman Park and Jensen Botanical Gardens. Carmichael Park is a 38-acre park with ballfields, tennis courts, a disc golf course and a Sunday farmers market. Homes near the corridor include single-family streets, townhomes and a few newer infill projects.
Mission Oaks and Del Dayo
These are established residential areas of Carmichael. The Mission Oaks Recreation and Park District runs 11 parks and two community centers. Del Dayo Estates sits on the site of an earlier racehorse farm. Most Carmichael homes were built between 1950 and 1990, mainly single-story ranch styles.
Ancil Hoffman, the American River Parkway and Wilhaggin
Along the southern edge, Ancil Hoffman Park covers 396 acres of the American River Parkway and includes the Effie Yeaw Nature Center and a public golf course. Riverwood, a gated community, is beside the river. The Wilhaggin area borders Carmichael here, and some of its homes carry Carmichael mailing addresses.

Craftsman and Mid-Century Ranch Homes
Carmichael's housing stock is mostly single-story ranches from the 1950s through the 1980s. Older streets also have Craftsman homes from the 1920s and a few Spanish Revival houses. Lots are often a quarter acre or more, with mature trees and room for pools or additions.
Custom Homes and Riverside Lots
Closer to the American River, the area includes custom homes and larger estates on bigger lots, some with river access. Palisade, developed from the 1990s into the 2000s, has mostly large single-family homes and sits near Ancil Hoffman Park. Riverwood is a gated community beside the river.

Along the Fair Oaks Boulevard and Marconi Avenue corridors, Carmichael has townhomes, duplexes and condominiums alongside its single-family streets. These attached homes sit close to shopping, parks and SacRT bus lines.
New Infill and 55+ Living
The Paseos by Homes by Towne is a new all-electric community of 46 bungalow-style homes at 8225 Fair Oaks Boulevard. Construction began in 2024, and sales status as of October 2026 is not confirmed. The Atrium of Carmichael, on Cypress Avenue, is listed as an age-restricted 55+ community.
