LINCOLN NEIGHBORHOODS
Lincoln is a small historic city that has grown through several master-planned communities, and the areas differ by age, golf and style of living.
Downtown Lincoln
Lincoln's townsite was laid out in 1859, and the Gladding McBean pottery, founded in the early 1870s, shaped its early identity. Historic downtown has shops, restaurants and local events. The Highway 65 Lincoln Bypass, open since 2012, routes through traffic around downtown.
Twelve Bridges, Lincoln Crossing and Verdera
Twelve Bridges is a master-planned community with parks, trails and a golf course. Lincoln Crossing is another planned neighborhood in the area. Verdera, also known as Catta Verdera, is a private, gated golf community with a country club and mostly single-story homes on larger lots.
Sun City Lincoln Hills
Sun City Lincoln Hills, also called Lincoln Hills, is a Del Webb community age-restricted to residents 55 and over. It has two 18-hole championship golf courses, two lodges with fitness centers and pools, and a restaurant and event spaces. The golf club is privately owned and separate from the association amenities.
Turkey Creek, Bickford Ranch and Hidden Hills
These newer areas hold much of Lincoln's current building. Turkey Creek has the public Turkey Creek Golf Club. Bickford Ranch uses a Lincoln mailing address and is home to new construction. Hidden Hills is a gated community of newer homes by Century Communities.

Lincoln has a large amount of new construction, with many builders selling at once.
Twelve Bridges
Century Communities lists its Rialto and Millau collections at Twelve Bridges as now selling in 2026, with quick move-in homes. KB Home lists Aurora Heights at Twelve Bridges, and LGI Homes lists Velare at Twelve Bridges. All three offer single-family homes.
Independence and Liberty at Lincoln
Tri Pointe Homes is building two neighborhoods at Independence, Jubilee and Monument. Liberty at Lincoln is a master-planned community with Risewell Homes, Meritage Homes, Woodside Homes and Richmond American. Risewell lists its Liberty neighborhoods as now selling, with move-ins starting in January 2027.
Hidden Hills, Turkey Creek and Bickford Ranch
Century Communities builds the Madrone, Aspen and Laurel collections at Hidden Hills. Elliott Homes builds Turkey Creek Estates. Toll Brothers lists three Bickford communities named Ridgeline, Hillside and Crestview, and Tri Pointe Homes lists Mountaingate at Bickford. Pulte Homes, Cresleigh Homes and D.R. Horton also list Lincoln communities.
55+ Living at Esplanade at Turkey Creek and Trilogy Bickford
Taylor Morrison's Esplanade at Turkey Creek is a gated community planned for 850 homes, with a lodge, an indoor lap pool, and tennis and pickleball courts. Shea Homes builds Trilogy Bickford, a resort-style 55+ community with a wellness social club. A new home purchase works differently from a resale, and the builder's sales office represents the builder. Bringing Eva with you from the first visit keeps the decisions yours.
WHERE IS LINCOLN?
Lincoln is in Placer County, northeast of Sacramento along Highway 65, about 10 miles north of Roseville.
Downtown Sacramento Drive
Lincoln is about 30 miles from downtown Sacramento. Highway 65 runs south to Roseville and Interstate 80, which is the usual route toward downtown. Drive times change with traffic.
Bus and Light Rail
Placer County Transit offers commuter, Dial-A-Ride and school services in Lincoln. In late September 2026, Roseville Transit announced Rapid Link, a weekday electric express bus from the Lincoln Park and Ride to Roseville and the Watt/I-80 light rail station. Lincoln itself has no light rail.
City Facts
Lincoln is an incorporated city in Placer County and was incorporated on August 7, 1890. It covers about 24 square miles. Thunder Valley Casino Resort, opened in 2003, sits just outside the city limits and carries a Lincoln address.
Work and Employers
Gladding McBean has been a major local employer for more than 140 years, and Sierra Pacific Industries runs a sawmill in Lincoln. Thunder Valley Casino Resort, Western Placer Unified School District and Sutter Health are also listed among local employers. The Roseville job center is about 10 miles away.
