Downtown Orangevale and Greenback Lane
Downtown Orangevale is the community's original business district. Sacramento County's plan for it covers Greenback Lane from Chestnut Avenue to the Folsom city limits and Main Avenue between Orangevale Avenue and Madison Avenue. Homes sit on the streets around these corridors, with Hazel Avenue and Madison Avenue as other main roads.
Orange Vale Colony and Central Orangevale
The Orange Vale Colony name comes from an 1895 map of the community's first street network, and it is still used as a neighborhood name. The Orangevale Grange, founded in 1887, is on Walnut Avenue. Orangevale Community Park is a 76-acre park with a disc golf course, and the community center and pool are run by the Orangevale Recreation and Park District.
Larger Lots and Horse Properties
Some Orangevale lots run from half an acre to nearly an acre, and some properties are zoned for horses and orchards. Listings use search terms such as Acreage Homes and Horse Property for these. The park district also lists a horse arena. Lot size and zoning change from street to street, so check the parcel.
Country Place and Other Subdivisions
Orangevale has named subdivisions and neighborhoods such as Country Place, Tuscan Village Estates, Beechcrest Estates, Eucalyptus Grove and Woodmore Oaks. Attached homes are concentrated along Orangevale Avenue and Almond Avenue. They offer a smaller footprint and less yard than the single-family streets nearby, and they appear in the Orange Vale Colony listings.
Newer Homes and Small Subdivisions
As of October 2026 no large new-home community is listed in Orangevale. Smaller projects appear from time to time, such as the 12-lot Excelsior Oaks subdivision next to Granite Bay and a Harmony Communities floor plan near the Orange Vale Colony. Availability changes, so ask Eva what is open today.
