MATHER NEIGHBORHOODS
Mather grew on a former Air Force base, and its areas differ by the age of the homes and by their distance to the parks, the lake and the airport.
Independence at Mather
Independence at Mather replaced military housing on the south side of the former base with about 1,271 homes. It is the main residential area of Mather and uses the 95655 zip code. Most homes were built in the early 2000s. Many homes belong to a homeowners association, so check the dues and what they cover.
Mather Lake, the Regional Park and the Golf Course
Mather Regional Park covers about 1,600 acres of former Air Force land. It has Mather Lake for fishing, picnic areas, vernal pools and an 18-hole golf course. The park entrance is on Zinfandel Drive, reached from Highway 50. Some homes in the area back onto greenbelts and walking paths.
Parks and Sports Facilities
The Cordova Recreation and Park District runs Independence Community Park, with picnic pavilions, playgrounds and turf fields. It also runs the Mather Sports Complex, with ball fields, a skate park, pétanque courts and an indoor sports center. Veterans Park is nearby.
Mather Airport and the Business Areas
Much of the former base is now Sacramento Mather Airport, the Sacramento VA Medical Center and business parks. These areas are mostly commercial, and they sit between the residential neighborhoods and the surrounding Rancho Cordova communities.

Early-2000s Homes in Independence at Mather
Most homes in Independence at Mather were built in the early 2000s on the former base. Listings are mostly single-family homes, in both single-story and two-story plans. Many have attached two or three car garages.
Plans and Sizes

Later Phases and Nearby New Construction

Mather South, a Planned Community
In January 2020 Sacramento County adopted the Mather South Community Master Plan for about 848 acres between Mather Golf Course and Kiefer Boulevard. The plan allows about 3,522 homes. As of October 2026 the county page names no builders and shows no construction.

Downtown Sacramento Drive
Sacramento Mather Airport is about 11 miles east of downtown Sacramento. Most drivers reach Mather from Highway 50 at the Zinfandel Drive exit. Drive times change with traffic, so try your own commute at the hour you would travel.
Bus and Light Rail
Mather has no light rail station of its own. The nearest is SacRT's Mather Field/Mills station on the Gold Line, in Rancho Cordova. SacRT lists Route 75 as a loop from that station to the VA medical center, Folsom Lake College and Mather Airport. Check SacRT for current schedules.

Mather is a census-designated place in unincorporated Sacramento County, with its own zip code, 95655. It covers about 10 square miles. Mather Air Force Base closed in 1993, and the airport reopened to civilian use in 1995.
