SACRAMENTO NEIGHBORHOODS
Sacramento covers about 100 square miles, and its areas differ by the age of their homes, their distance to downtown and their place along the two rivers.
Central City, East Sacramento, Land Park and Curtis Park
Downtown holds the Capitol, Old Sacramento and the Golden 1 Center, with Midtown, Alkali Flat and Southside Park close by. East Sacramento includes McKinley Village, Sierra Oaks and River Park. Land Park, South Land Park and Curtis Park run south of Midtown. Zip codes here include 95811, 95814, 95816, 95818 and 95819. See the East Sacramento page.
North Sacramento and Natomas
Interstate 80 divides Natomas into North Natomas and South Natomas. South Natomas was mostly built from the 1950s to the 1980s, and North Natomas grew from the mid-1990s on. To the east are North Sacramento, Del Paso Heights, Robla and Northgate. Natomas mostly uses 95833, 95834 and 95835. North Sacramento uses 95815 and 95838.
South Sacramento, the Pocket and Greenhaven
The Pocket and Greenhaven sit on the peninsula formed by the Sacramento River, with Little Pocket and Freeport Manor nearby. Farther south are Meadowview, Valley Hi and North Laguna, and the Delta Shores area. Zip codes here include 95822, 95831, 95832 and 95823.
East and Southeast Sacramento
Oak Park, Tahoe Park and Elmhurst lie east and southeast of Midtown, along with College Glen, Colonial Heights, Lawrence Park and Fruitridge Manor. The Medical Center area is also here. Zip codes here include 95817, 95820 and 95824.
NEW HOMES IN SACRAMENTO
Most new construction in Sacramento is in Natomas and the south, with infill rising downtown, and several builders selling at once.
Natomas
Builders listing communities in Natomas include Lennar at Northlake, Risewell Homes at Natomas Landing, Meritage Homes at East Village, Tri Pointe Homes at Terrace Park and Next Generation Capital at Northpointe Reserve. Greenbriar, a planned area of about 577 acres in North Natomas, has city approvals for up to 2,753 homes in phases.
Delta Shores and South Sacramento
Delta Shores, next to the Delta Shores shopping center, has communities from KB Home (Riva), Signature Homes CA (Balboa and Catalina), Meritage Homes (Dockside) and D.R. Horton (Lucia). A further 209 single-family homes were proposed there in late 2025. Taylor Morrison lists Willow Vista nearby.
South and Southeast Sacramento
Taylor Morrison lists several communities at Wildhawk, Lennar lists Vineyard Parke, Beazer Homes lists Wildleaf and Meritage Homes lists Vinterra. These lie in the 95828 and 95829 zip codes. Availability changes often, so check your agent and the builder for what is open today.
Downtown and the Railyards
Beazer Homes lists R21 in the 95811 zip code. The Railyards, the large former rail site north of downtown, has added hundreds of homes with more planned, and a stadium is set to open in 2028. A new home purchase works differently from a resale, and the builder's sales office represents the builder. Bringing Eva with you from the first visit keeps the decisions yours.

Getting Around
Interstate 5, Interstate 80, U.S. Highway 50 and Highway 99 all cross the city, and the Capital City Freeway links several of them near downtown. Sacramento is about 90 miles from San Francisco and about 100 miles from Lake Tahoe. Drive times change with traffic.
Bus and Light Rail
SacRT runs three light rail lines. The Blue Line runs from Watt/I-80 to Cosumnes River College, the Gold Line from Sacramento Valley station downtown to Historic Folsom, and the Green Line from 7th & Richards/Township 9 to 13th Street. As of October 2026 the Green Line resumes on October 12, and the new 7th & Railyards station opens on October 15.

Sacramento was incorporated on February 27, 1850, and is both the state capital and the seat of Sacramento County. It covers about 100 square miles. Its nicknames include the City of Trees and the River City.
