WEST SACRAMENTO NEIGHBORHOODS
West Sacramento covers about 23 square miles, and its areas differ by the era of their homes and by their distance to the river, the freeways and downtown.
Southport and Bridgeway Lakes
Southport is the largest part of West Sacramento, covering about half of the city's land. Its homes were built mostly in the 1990s and 2000s and later, and it includes Bridgeway Lakes, Gateway and River Ranch. Southport sits on the south side of the Deep Water Ship Channel and uses the 95691 zip code.
Newport Estates
Newport is part of Southport, reached from Interstate 80 at Lake Washington Boulevard. Its streets of single-family homes include The Estates at Newport, The Cove and The Tides, and the community is still adding new homes. Most of Newport uses the 95691 zip code.
Washington, Broderick and Bryte
These are the older neighborhoods on the north side along West Capitol Avenue. Washington, once the Town of Washington, is the original historic district. Homes here are mostly older bungalows and cottages, and the 95605 zip code covers all three areas.
The Bridge District and the Riverfront
The Bridge District is the riverfront area around Sutter Health Park, a short walk from the Tower Bridge. It is mostly townhomes, condominiums and apartments. The Rivers, a river-side community of newer single-family homes, sits along the same stretch of the Sacramento River.

Yarbrough in Southwest Southport
Yarbrough is a master-planned area of about 3,000 homes planned south of Bridgeway Lakes, along the ship channel. The city approved its first phase in 2024, which includes about 548 homes, lakes and parks. The plan also includes a public golf course. No builders are named on the city page yet.
Four40 West in the Washington District
BlackPine Communities builds Four40 West near E Street in the historic Washington district. Listed homes are three-bedroom, three-bath plans of about 1,500 to 2,700 square feet. Nearby streets in the same area carry other recent infill homes by BlackPine.
The Rivers and River's Edge
Century Communities built Parkside at The Rivers on the river, and its page now shows it as sold out. Reynen and Bardis lists River's Edge, a community of larger four-bedroom homes. New resales and custom lots at The Rivers come up from time to time, so watch the listings above.

Downtown Sacramento Drive
Downtown Sacramento is within about two miles of the Bridge District, across the Tower Bridge. The I Street Bridge and Interstate 80 are other routes across the river, and drive times change with traffic.
Bus and Light Rail
Yolobus runs local routes 40 and 41 in West Sacramento and routes 240 and 241 to downtown Sacramento. SacRT is planning a streetcar from Sutter Health Park across the Tower Bridge to downtown. As of October 2026 it is in planning, with construction expected to begin in early 2027, and the schedule is tentative.

West Sacramento was incorporated on January 1, 1987, from the communities of Broderick, Bryte and West Sacramento. It covers about 23 square miles. The Port of West Sacramento, opened to deep-sea shipping in 1963, is on the Deep Water Ship Channel.

The city's 2025 financial report lists the California Department of General Services as its largest employer, followed by CalSTRS, Washington Unified School District, Tony's Fine Foods and UPS. Other employers include Walmart, IKEA and the Raley's and Bel Air Markets headquarters.
