Does the Fed Control Mortgage Rates? What Sacramento Buyers and Sellers Should Know
The Sacramento housing market is giving buyers something they have not had as much of in recent years: more choice and more negotiating room.
In September, Sacramento County had 2,446 single-family homes for sale, nearly 10% more than a year ago. Inventory reached 2.7 months, while the median sold price held relatively steady at $555,000.
For buyers, higher rates are creating affordability challenges, but you may have more leverage on price, concessions, and terms than buyers did in a more competitive market. More homes to choose from also means more time to evaluate each one.
For sellers, the message is just as important. Buyers are more payment-conscious, so pricing correctly from the beginning and presenting the home well matter even more. The homes that are moving are the ones priced to today's buyer, not to last spring's.
Mortgage rates will continue to move as inflation, the economy, and bond markets change. Trying to perfectly time them can mean waiting for a market that may never arrive.
