Is Sacramento a Buyer's Market Yet? September 2026 Numbers
Sacramento County ended September with 2.7 months of housing inventory. That is the highest reading in the fifteen months of county data I track, and it is still well short of a buyer's market. This month's video walks through what sits between those two numbers if you are selling or buying this fall.
The September numbers, Sacramento County single-family homes
- Median sold price $555,000, up almost 3% from a year ago and up slightly from August
- Homes for sale about 2,450, up about 6% from August and almost 10% from last September
- New listings about 1,400, about 10% more than last September
- Months of inventory 2.7, up from 2.3 in August and 2.3 a year ago
- Average days on market 35, compared with 32 in August and 37 last September
- Median asking price $575,000, flat for a second month
Prices are steady. The movement this month is all around them. Supply grew faster than sales, which is the only way months of inventory rises, and buyers now have the widest selection in the fifteen-month window.
If you are selling
There is more company on the market than at any point in that window. Homes priced to the market and presented well are still selling in about five weeks. Pricing high and adjusting later costs more now than it did in the spring, because the buyer has more to compare against.
If you are buying your next home
Selection is the widest I have tracked. Homes that have sat past the 35-day average can open room to negotiate on price or terms, depending on the property.
So, is Sacramento becoming a buyer's market?
Not yet. Four to six months of inventory is usually where that starts, and we are at 2.7. Supply is still on the lean side, but buyers have gained some breathing room, and sellers can no longer assume a home will sell simply because it is on the market.
Countywide numbers are only the starting point. Your neighborhood, your price range, your property, and your timing can tell a very different story.
